Here are the most common questions we get.
- How long can I rent for?
- Most of our furnished home rentals are available for as little as 30+ nights with the option to extend on a 30-day basis at a time. We also sign 2–12 month leases for clients who prefer the stability of a longer arrangement. If your company will be performing multi-year work and is looking for fully furnished housing we can also be hired to find, negotiate, and set up furnished rentals for a fee. However, for stays under 1 year and over 2 nights it is typically less expensive to simply rent a fully furnished property than to pay fees for purchasing or leasing, utility hook-up expenses, and costs to move and stage everything.
- What’s included in the rent?
- All of our furnished housing rentals are offered on a temporary basis and include all utilities, water, gas (if applicable), internet, electricity, trash, sewer, and lawn maintenance. For stays 30 days+ we offer bi-monthly or weekly cleaning for a small additional fee.
- Do you allow pets?
- Some of our properties do allow pets and may require an additional pet privilege fee. You can find this information on the listing page, and if you’re still unsure simply reach out to our support team via chat, phone, or email at support@stayalbatross.com for more info.
- What is your policy on referrals?
We offer a very simple referral policy for new clients and customers. Here’s what it breaks down to.
- Clients who stay less than 30 days – $50 for each referral, paid at end of stay.
- For referral clients who stay 30–90 days – $150 paid at day 61.
- For referral clients who stay 90+ days – $300 each referral paid out after 90 days.
- For owner referrals – If you refer an owner of a property who signs up to rent their property with Stay Albatross for at least 6 months, then we are happy to give you a $300 referral fee paid at the 90-day mark.
All referrals must use your name when they book or contact us, or your referral link.
- Do you manage properties short term for other people?
- Though we do manage other investors’ rentals, we are very selective about which properties we take on and whom we work with. To be considered for short-term rental management or to possibly work with us as a private investor in our next deal, please contact us.
- What do you charge to manage other people’s properties?
Our rates vary based on the area your properties are located in, the number of units you have, and the level of work needed to get your properties up to our standards.
For example, if your property needs a full rehab, is located 2,000 miles away from our primary office, or is currently filled with section 8 tenants we may not be a good fit. However, if your property is in Bell County, Texas, was built in the last 5 years or undergone a rehab in the last 5 years, and simply needs to be furnished and rented, we may be a match.
Our management fees are as follows:
- 25% of monthly room rental revenue collected. This covers all operations expenses and guest-facing supplies excluding linens.
- Setup fees: for staging and design services $2,000 for done-for-you (owners must pay for the cost of furnishings separately). Contact us for a free budget sheet to understand cost of running a short-term rental.
- Cleaning fees are to cover the cost to clean the property and are not calculated in the nightly room rate and are paid to the owner and manager.

- I already bought the furniture, and I can do the messaging and posting online. What do you charge to handle the cleaning and maintenance if I just wanted to hire you for that?
- Right now we don’t have a “maintenance and cleaning” only service. If we open it up we can certainly let you know. To be notified if that program comes out and when, simply message us.
- Do you offer training or coaching for this?
- We are working on a training and coaching program for short-term rentals, credit hacks, business finance, and building businesses. To be notified when the program becomes available, please message us. We will update this page when the course is ready to go live.
