What do you charge for property management?
We focus on short-term rental services, from cleaning and maintenance only to full-service management (marketing, guest communication, turnovers, proactive maintenance checks, and more). Contact us for a no-risk consultation to match the right level to your goals.
What makes you different than other “property managers”?
Traditional managers may check a unit once or twice a year. We inspect after every clean with a 200+ point checklist—catching issues early, maintaining standards, and protecting your asset.
Why choose short term vs long term?
Short and mid-term rentals can boost cash flow and provide frequent condition checks while remaining passive with the right operator. We handle registration, taxes, turnovers, guest vetting, cleaners, repairs, and ongoing upkeep so you can stay hands-off.
Why shouldn’t I just do this myself?
If you’re local with time and resources, DIY can work—but the wrong contract, house rules, or processes can be costly. Many clients are out-of-state or simply prefer to be hands-off. We also offer partial services if you want to “test the waters.”
What happens if we don’t want to work together any longer?
We have a 3-month introductory period, then shift to month-to-month with 30-day notice. No long-term lock-ins—pivot when you need.
How much do you charge for just cleaning?
- $0.12/sq ft for 1,000–2,000 sq ft + $300 management fee
- $0.15/sq ft for 2,001–3,000 sq ft + $350 management fee
- $0.18/sq ft for 3,001–3,999 sq ft + $400 management fee
- $0.20/sq ft for 4,000+ sq ft + $500 management fee
Monthly cleaner management includes linens management (queen/king only), cleaner-side supplies, coordination (we can integrate with your software or provide one), and repair/damage reporting (repairs bid separately).
What do you charge for repairs?
$75/hour with a 1-hour minimum per visit. No trip fees. We also offer a Monthly Repair & Maintenance Package at $250/month including up to four walk-throughs with our 200-point checklist and 10% off our standard hourly repair rate.
